Every empty day costs rent

An end of lease repaint competes with rent. Every week of vacancy costs you, so turnaround matters as much as finish.

Vacant homes paint far faster than occupied ones, because we can open the whole floor plan at once. Book tightly against the vacancy and we start straight after the outgoing inspection.

Rental repaints are part of our residential painting services, and we cover the metro from our Canning Vale base.

What rental property painting in Perth covers

Full interior refresh
Walls and ceilings throughout, plus doors, frames and skirting where needed. Vacant, this usually takes three to six days for a standard 3x1 or 4x2.
Scuff and patch work only
For a property in good condition: fill, patch and repaint only the walls that need it. Cheaper and faster, if the existing paint is the same product and colour.
Wet areas and high-wear zones
Kitchens, bathrooms and laundries take the most damage. Mould-resistant coatings go in wet areas, and washable finishes in hallways and living spaces.
Exterior and outdoor areas
Usually on a longer cycle than interiors, but easier between tenancies because access is open. Worth reviewing at the same time.

How landlords save over several tenancies

Use one colour scheme across your properties. Touch-ups come from stock and a single wall can be repaired instead of a whole room.

Specify washable, not cheap. Flat builder-grade paint cannot be cleaned, so it costs more per decade. A washable low sheen lasts several tenancies.

Repaint on a cycle, not on complaint. Failing paint needs repairs before the two coats.

Book when the outgoing inspection is set, not once the property is empty. It routinely saves days of vacancy.

Multiple properties?

A portfolio on a set cycle and specification is cheaper and more predictable than quoting each turnover. For leak or storm damage, see insurance painting.

Rental property painting questions

A standard 3x1 or 4x2 interior in a vacant property usually takes three to six days, because we can open the whole house at once. Targeted patch and touch-up scopes can take a day or two. To shorten it further, book as soon as the outgoing inspection is scheduled, not once the property is confirmed empty.

Yes, and most of our rental work comes through them. We can quote from a condition report, arrange access directly with the agency and invoice whoever the agency nominates. The point is to keep the landlord out of the day-to-day coordination.

A washable low-sheen acrylic in a neutral shade, with mould-resistant coatings in wet areas. Builder-grade flat paint is cheaper per litre but costs more over a decade, because it cannot be cleaned and needs a full recoat. Using one colour across a portfolio also means single walls can be touched up from stock.

Yes, if the existing paint is the same product and colour, so touch-ups blend. If the paint has aged or the product is unknown, patches will show. Painting to a natural break, such as a full wall from corner to corner, looks better for not much more. We will tell you which applies once we see it.
