Every room you close has a price on it

Hotel painting is the one commercial painting job where disruption has an exact cost. Your general manager knows what a room out for three days is worth. It is usually more than the painting bill.

So we plan around room-nights. Working a few rooms at a time is slower on site but cheaper overall than closing a floor.

Timing matters too. Work in Perth’s predictable soft periods costs a fraction of the same work in a peak week.

What our hotel painters in Perth cover

Guest rooms and corridors
Washable finishes on walls, doors and skirting that survive luggage and trolleys. Each block goes back into service when finished.
Lobbies, bars and public areas
Spaces that cannot look half-finished while trading. Painted overnight and presentable each morning.
Bathrooms and wet areas
Mould-resistant coatings rated for constant humidity and daily cleaning. Guests look closely here, and cheap coatings fail here first.
Back of house and exterior
Service corridors, kitchens, plant areas and the exterior. Usually painted in normal hours, making it the cheapest part of the scope.

How we keep room-nights out of the programme

Small blocks, fast return. A room painted in the morning can often be sold that night.

Follow occupancy. Rooms come out in soft periods, and work pauses through peaks.

Corridors overnight. Painted while guests are in their rooms.

Front of house. Public areas look finished before the first guest arrives.

Repainting on a rolling cycle?

Hotels refresh on a cycle. A scheduled programme gives you a steady annual budget and takes rooms out in quiet periods.

How a floor-by-floor programme is sequenced

Four steps, built around your forecast. We use the same staged approach for office painting and retail painting.

01 Walk the property with operations
Room types, corridors, public areas and back of house. Your occupancy forecast shapes the programme more than the scope does.
02 Block the rooms
Small blocks that go out and come back within a day where possible, sized to what your forecast can absorb.
03 Public areas overnight
Lobby, bar and corridors are painted overnight and presentable every morning.
04 Back of house in normal hours
Service areas usually need no after-hours premium, so we fit them into gaps in the programme.

Hotel painting questions

Often less than a day. With fast-cure paints, a standard room repainted in the morning can often be sold that night. Rooms needing major repairs, full trim work or a bathroom recoat take longer. We return each block as it is finished.

We paint them overnight. Guests judge the property on its public areas, so we stage the work so each space is presentable every morning. That holds however many nights the job runs. Nothing is left half-finished across a trading day.

During the soft periods in your occupancy forecast. Taking rooms out in a quiet time costs a fraction of the same work in a peak week. Start the conversation two to three months ahead. That lead time is usually worth more than any discount on the quote.

Not in any meaningful way. We use low-VOC, fast-cure paints because rooms are reoccupied quickly. Each room is aired before it goes back into service. We would rather hold a room a few extra hours than hand back one a guest complains about.

Price it against your occupancy

Send us the property, the scope and your forecast. We will build a programme that protects your room-nights and return a fixed written price.
