What roof painting in Perth does for your roof

Perth is hard on roofs. UV is high most of the year, summer surface temperatures regularly pass 60°C, and coastal roofs in suburbs like Scarborough and Cottesloe take a constant salt load. The result is chalky, porous concrete tiles, faded Colorbond and a roof that soaks up heat.

A well-specified roof coating does three things. It seals porous tile so it stops absorbing water and shedding grit into the gutters. It puts UV-stable colour back on a grey roof. And a heat-reflective membrane lowers the roof’s surface temperature, so less heat pushes into the roof space.

It does not fix a roof that is structurally failing. More on that below.

Roof painting or roof restoration: which do you need?

The two terms get mixed up, but they are different jobs. An honest answer on which you need is worth more than a cheap quote.

We do roof painting and coating. We clean, treat, prepare, prime and coat the roof surface, and we do it properly.

We do not do structural roof restoration. If we find loose ridge capping, failed pointing or cracked tiles, we will say so and recommend fixing that first. Coating a failing roof is money spent twice. We would rather lose the job than paint a roof that needs a roof plumber.

Roof types we coat, and how each is prepared

Each roof type needs different preparation. A contractor who quotes the same process for tile and Colorbond has not looked at your roof.

Concrete tile roofs
The most common roof in Perth. Concrete tiles lose their factory coating over 15 to 20 years and turn porous and chalky. We pressure clean back to sound tile, apply a sealer-primer that binds the surface, then two coats of acrylic roof membrane. Skip the sealer and the topcoat sits on loose chalk and peels within two summers.
Terracotta tile roofs
Common on older and character homes. Terracotta is far less porous than concrete, and glazed terracotta may only need a clean. Where coating suits, it needs a primer made for low-porosity surfaces. We will tell you if cleaning alone is the better option.
Colorbond and metal roofs
A different process. Colorbond chalks and fades rather than going porous, and its factory finish is made to shed things, including paint. We degrease it, treat rust spots and fixings, then apply a primer that keys into the existing coating. Coat it like a tile roof and it flakes off in sheets.
Ridge capping and valleys
Ridge caps are coated with the rest of the roof for a continuous finish. Valleys are cleaned and checked. Cracked pointing or failed bedding is restoration work, so we flag it rather than coat over it.

How a roof coating is applied

Four stages over two to four days, weather permitting. Most Perth roof work happens between October and April, in the dry season.

01 Inspection and access
We get on the roof before quoting to check tiles, ridge capping, flashings and gutters, and set up compliant height-safety access. Anything needing a roof plumber is flagged now.
02 High-pressure clean
The whole roof is pressure cleaned to remove chalk, moss, lichen and grime. Gutters and downpipes are protected, then cleared of the debris.
03 Repairs and primer
Broken tiles replaced where it is a straight swap, rust treated on metal roofs, then the right sealer-primer. On porous concrete tile, this coat does most of the work.
04 Two membrane coats
Two full coats of acrylic roof membrane, sprayed and back-rolled where needed. Gutters cleared again, site cleaned, and we walk you through the job with photos of the roof.

Three things move the price. Access: two storeys, steep pitch, or scaffold instead of a harness. Condition: heavy lichen and moss add cleaning time, and broken tiles add replacement cost. Roof type: metal is usually faster than tile, with less texture to cover.

Be wary of a roof quote far below the rest. The usual cuts are the sealer-primer and the second topcoat. Neither shows from the ground on the day. Both show in about two years.
