What strata painting asks for that housing does not

Strata work is less about the coating and more about the coordination. A complex has residents who need access, a committee that needs a defensible scope, and common property where the consequences of getting preparation wrong are multiplied across every unit.

We scope the building elevation by elevation, note where salt and UV exposure differ across the site, and price the preparation explicitly so the committee can see what they are buying. Work is then staged with notice to residents, keeping entries, stairwells and parking usable.

Coastal complexes in particular need salt removal taken seriously before anything goes on. Render on a beachfront building carries deposit that will undermine a topcoat within a season if it is simply painted over.
